What is the difference between an appraisal prepared by a certified appraiser and a CMA prepared by an agent?
First and foremost, a real estate appraisal and a CMA performed by a licensed agent are two different things. Real estate appraisers have to meet some pretty steep requirements to be certified as a real estate appraiser. These requirements are set up by the Appraisers Qualification Board or AQB for short. For certified general appraisers, the current qualification criteria is a bachelors degree or higher, 300 hours of specialized appraisal education, 3000 hours of supervised appraisal experience, and an AQB approved exam. Additionally, appraisers are bound by USPAP (Uniform Standards of Appraisal Practices) to be unbiased.
